When you need HOA approval.
Not every fence repair triggers HOA review, but many do. Here is the general rule.
Usually approved without review
Like-for-like picket replacement, single-panel swaps, hinge and latch fixes, matched-colour touch-ups. If the fence looks the same after you finish, most HOAs do not require anything in writing.
Written approval required
Material change (wood to vinyl), height change, colour or stain change, new gate, or full-section rebuild where the design changes. These need architectural review committee sign-off before work begins.
Sometimes required, sometimes not
Full replacement with the same material and style, storm damage rebuilds, and repairs visible from the street. Depends on the HOA and often depends on which architectural committee member is reviewing.

Baldwin Park
Very consistent aesthetic standards across the community. Fence styles restricted to specific approved profiles. Written approval expected for anything visible from the street.
Lake Nona / Laureate Park
New-urbanism aesthetic standards. Post styles, picket spacing and colour palette are prescribed. Repair-first is often preferred to replace-with-different-style.
Windermere & Isleworth
Guard-gated communities with strict architectural review. Fence height limits and material approval matters. Pool code compliance is aggressively enforced.
